I'd offer $260K + closing costs. If it's a new build, they have nothing to lose and will gain a new build off of their books.

For the record, the house I'm in was asking $349k and I got it for $280 + $8k in closing and a few other add on options....

You're not buying from an individual, right? Go for the gold. If they counter, you know they are highly interested in dumping. If not, you can always raise.

Comps selling for $115-$117 square foot
Been on the market 3 weeks now
Has all the upgrades we are looking for ( pod floors, 18" tile, sunken shower, heated tile floors, granite, etc)

I was mainly asking at what price is it too low to come in with. I was thinking 275, wife said 280.

If it has what you are looking for where you are looking for it to be jump on. Being a DFWM baller has its privaledges. Unless you are into the search and want to continue searching. I'd make an offer you are comfortable with, including ALL closing costs and see what they say. If they don't counter or you don't like it keep looking. Plenty of inventory out there.

The home itself isn't on zillow yet but we may go down the street and make an offer on it since it is similar but only half finished and we could finish it out ourselves- taste wise.

This is what the builder is asking. Home is located in McGregor, Tx so Nate unfortunately is out of the question. Yea we are leaning towards price plus closing costs (equals around 9k)
