Home purchase- what would you offer?

        I'd offer $260K + closing costs. If it's a new build, they have nothing to lose and will gain a new build off of their books.

        For the record, the house I'm in was asking $349k and I got it for $280 + $8k in closing and a few other add on options....

        You're not buying from an individual, right? Go for the gold. If they counter, you know they are highly interested in dumping. If not, you can always raise.

                  I have no idea what "grip" is ... but if it's $1.25 million for my luxurious 1500 sq foot, 2 bedroom, 2 bath, 1st floor of a 4 floor building with no backyard place, then that's almost right!

Unless you are into the search and want to continue searching. I'd make an offer you are comfortable with, including ALL closing costs and see what they say. If they don't counter or you don't like it keep looking. Plenty of inventory out there.

                                This is what the builder is asking. Home is located in McGregor, Tx so Nate unfortunately is out of the question. Yea we are leaning towards price plus closing costs (equals around 9k)
