What have the comps sold for?
Is it move in ready? If not, how much are you going to have to sink to get it ready?
If you have to unload it in one, five or ten years, will you be able to price it to move or is it going into foreclosure?
I would want to know how much they are willing to knock off to get the negotiations underway. Let them open up by bidding against themselves. Are they even able to lower the ask or are they in too deep?Rich

Comps selling for $115-$117 square foot
Been on the market 3 weeks now
Has all the upgrades we are looking for ( pod floors, 18" tile, sunken shower, heated tile floors, granite, etc)
I was mainly asking at what price is it too low to come in with. I was thinking 275, wife said 280.

3 weeks isn't long enough for them to be desperate...yet. The prime selling season is done, though. As a first offer, I'd go in at a high $270's number and ask for 3% closing costs'. The first offer is just to see how firm they stand, but you also want them to take you seriously. As cheap as money is, I would not come out of pocket any more than I would have too, hence the 3% closing cash.
