    Open houses aren't nearly as effective as they were before the internet. People don't have the time or gas money to just cruise around all weekend. They shop from home. She should, however. have a TON of quality pics and a walk-through tour video on as many sites as possible. A really well written description of all the amenities should be included, too. Most of all, she works for YOU, and should be accessible at any reasonable time, including weekends.

      There are some GOOD realtors that really work hard, and their income shows it. Unfortunately many work on a"Numbers Game" . They list as many as they can,and hope they get some calls. In the private personnel business when a recruiter would send out 6 or more applicants for a job order, we called it a "Cattle Call". The hope was that one of the people would stick. That is the same thing for a realtor with lots of listings.

        This. My wife and I shopped online for days just looking at pictures online. We'd make a small list of houses we wanted to look at in person. We only looked at 7 or 8 in person before we bought.

          I see a couple things here. I am still licensed but haven't sold in a couple years. Being hard to get a hold of is unacceptable. You are a client and I always would either pick up or call back within 30 minutes every time. If in fact you have only had the house on the market for under 30 days I believe you might be expecting a little much. Homes do sell quickly in some cases but that's usually if everything (price, location, etc) is right or you have a desirable quirk to your home that helps find the right buyer. I believe the market average is still about 90-120 days. Open houses are 95% a waste of time. Paper Ads, Mag Ads are pretty much useless IMO. The MLS listing and PHOTOS PHOTOS PHOTOS are what sells it most of the time. Also the staging of your home really does help. You don't need a professional but presentation is everything. It isn't a bull buyers market but it is still better on the buying side. Make sure the Price is right. Houses are selling...

            I wonder the same thing. I have had my house listed with an agent for almost 4 weeks. Before that I tried to do all the free sites I could and stuck a FSBO sign out for a month. Absolutely nothing. Since hiring the realtor I've had about 16 showings but never hear anything from my agent. Really? you just stick a sign in my yard put it on websites and you're done? I realize it's only been 4 weeks but I figure I would have heard feedback or something by this point from my agent.

              You should have heard back. The CSS (Centralized Showing Service, which is what we use to set up the majority of the showings) has a feedback service that she should be using. When I had someone show the house I had listed I was pretty firm with them leaving the feedback. I was KW, most of them are pretty educated and care. You should have a meeting with her. Be nice and just state your concerns and see if she can help you with them. If she doesn't help talk to her Broker.

                In my opinion, real estate agents and car salesmen are two professions we will see die in our lifetime. The Internet will be the death of both...
