      Or, join the military, put in your 20 years and retire. Or do what I did, play fetch with bullets and retire at 24

        Buy farm land. Rent it out to make your payment. In 30 years you will profit. I've never seen farmground get cheaper.

          Hell, buy 10-20 acres and subdivide it. You dont' even have to provide the houses. Just rent the land.

              That's what it is. lol

              I don't recall as its been a while but I think once my three years is up I can rent my current house and just buy another with not as much down.

                            I thought about this as well. I am currently in a 10yr at 2.99% on $92k. Payments are 1278/mo. I could refi into a 30 year and payments would drop to about $760. I could rent it out for $1000/mo and be cash positive about $240/mo + deductins/depreciation. The house is valued at around $120k, and I'd like my rentals to be in the $70-80k range. (Irving area)

                            I may just keep it, considering it can make money, and buy another, like you.

                            That's exactly how I feel. Pulling 50-55 hrs/wk makes me decent money, ut doesn't leave room to really ENJOY life.

                              I wish I was hourly again. It doesn't change how many hours I work in the least, but it does change how much money I make... lol
