When I am thirty I would like to have a few properties. I was really tempted on buying a foreclosed house across the street from me last year but seeing as this house to be my primary residence until my 3 years is up, I was not going to dish out 30% down on such a huge uncertainty like that.
I was told the same 30% down on investment property, has anyone heard something different?

My plan is to retire as early as possible. I have been very loose with managing my money this year. I have been spending a lot and splurging. I have always been a super cheap ass but that time is going to change and start getting Nazi like in my saving.
I have a pretty lean list of expenses, but not the bare minimum. I like to keep to my lifestyle a bit. I too have a house that qualified for the 8k tax credit however, in another year I won't be selling though. I will be renting it out and probably buying another.With a lean list of expenses should also come additional ways to pad my wallet each month, in my opinion. I have a few hobbies that put money in my pocket, have my own little investments and I plan on doing the same with rental properties.

Everyone has different goals in life. I want to achieve those goals early on and not doing anything but enjoy life while im still young, not old and a rocking chair warmer.

I thought about this as well. I am currently in a 10yr at 2.99% on $92k. Payments are 1278/mo. I could refi into a 30 year and payments would drop to about $760. I could rent it out for $1000/mo and be cash positive about $240/mo + deductins/depreciation. The house is valued at around $120k, and I'd like my rentals to be in the $70-80k range. (Irving area)
I may just keep it, considering it can make money, and buy another, like you.
