  • Anyone ever sell a house FSBO?

    Looking to make an upgrade in the short future and while pricing our area vs what we owe on the house, selling through an agent and paying commission to 2 agents would eat up the little equity I have (thanks housing market slump).

    I figure not having to pay the 6 percent, I can price the house very competitively to where the price alone would drive traffic.

    I've read a ton of shit on how the process works and it doesn't look too complicated. Just wanted to hear from someone who's actually done it.

    Piece of cake. You need a standard contract You can get online or I have one from the last deal I did)...Once under contract, you need a title company to handle the transaction. Provide them the contract and pretty much they handle it from there. I would HIGHLY suggest you only deal with sellers that have a pre-approved letter from a mortgage company...

          All depends on how you write the contract. You can make the buyer pay that tab.

              I bought my house FSBO. It was pretty easy. The title company did just about everything after a price was agreed to between myself and the seller. I had already hired a realtor and paid them, "on the side" so to speak after the deal was done. I paid him based on the work he had put in up to that point and for the guidance he provided throughout the process.

              I don't see how selling FSBO would be any more difficult than going through a realtor aside from having the time to show it yourself.

                I've done both buy and sell a house without a realtor. Not really a problem. And with online contracts, it really would be a piece of cake.
