    There are 2 trees , none pictured in those shots

    The place is only 6 years old so they are not very big ..one is about 12 feet tall I suppose

    The lawn really looked good until last years drought , I watered it until mid summer then said enough .

    I would gladly reduce the price so someone can buy some trees or I WOULD even include that in the agreed price

    That should not stop anyone from buying it ?

    The trim is all painted nice, again .. the house is not very old

    I have 3 paved driveways, cost about 5 grand to do it ..

    realtor says it does not add any value

    Trees, bushes .. thats easy to fix

      You're looking at it like a man with logic, the problem is you have a bunch illogical women that will tell the man with the money what to do. I would be all over a house like yours if it was out here, but I don't have a wife telling me what to do. First thing I look at is garage space and driveway space.

        I hear you Big Dad, but people who are buying a house at full market price usually expect to not have to fix anything upon move in, especially yard work. The trim may be painted nicely but the colors blend together without defining the lines of your house. Not beating your house down, just stating what I notice from my experiences. The exterior of the property needs to draw potential buyers to the interior.

        If you aren't hearing similar advice from your agent you should get a better agent.

          I sold my house in Round Rock in 2007 for $4500 more than asking price to help cover closing costs for the buyer. Asking price is just that, it can go up or down....

            Everyone has different tastes ..

            Thats why they make chocolate and vanilla

            Paint it one color, someone wants a different thing ..

            No, realtor has not said anything about my trim being wrong color , frankly I think it looks fine myself .

            And once again, if they (buyer) wants it a different color ..fine, I'll get it painted for whatever color they pick

            and, I have lowered the price and would lower it further to get it sold

            Just need a realistic offer to work off of

            neighbor sold his house a year ago for more than I am asking

            He had NO landscape .. ZERO

            He had a much, much smaller shop .. not finished inside, no heat , no air

            no paved driveways ..

            His lot was much smaller as well

            The house has paved road to it

            I appreciate the feedback, just trying to let people know its there and its for sale

              Way overpriced for a house that small even with the 30x30 detached garage.

                where did I post the price for you to post that?

                The realtor came up with the price , I assume he knows his business ?

                and , the guy across the street had the same house and got more than my asking price ..

                House right down the street sold for 179,900 just two weeks ago

                it was 145 sq feet larger than mine

                no paved driveway , shop is a horse barn no more no less

                      Big dad, it's very obvious your focus was on the shop/garage. So if you find a buyer looking for exactly that you're golden.

                      But remember, most buyers have different tastes. Your neighbors house may have sold because of some upgrades. It doesn't look like you have any granite, nicer carpet...etc. Landscaping does matter regardless of what you like. And I don't mean 2 trees. If most of us on the forum were looking your house would be a contender but were not.

                      I also thought you were asking for advice...did not realize you were just advertising

                        Big Dad, maybe it's time to look for another Realtor...

                        Just my opinion here but you're going to have to get a fairly specific kind of buyer. A bachelor would be perfect. I would personally love to have a property like that with the detached shop, but my wife would shoot it down on the square footage.

                        Also, the photography isn't that good. The pictures are nice a clear but they make the rooms look smaller than they probably are. Someone needs to go out there with a wide angle lens and re-shoot everything.

                        Finally, there is the curb appeal. Someone like me will look at this and think, "Great a blank slate to work with". My wife would look at this and say, "WTF, there is nothing here.. no beds, no trees, nothing".... A good Realtor will tell you that curb appeal is huge for most buyers. I think the curb appeal is why I had so much traffic on my house in only one week. We ended up having 15 showings in 11 days and got four offers.

                        Again, nothing particularly wrong, but I think your market is narrowed by those things. You need to find ways to cast a bigger net out there. Best of luck...

                          Even with the shop $122 a foot is pretty steep for a house that needs some updating in the kitchen. I don't think it would pull that even out here and we have a serious housing shortage due to the oil industry.
