      Should have listed it for 10-15% more than your original list if your are getting offers like that.

          It's a buyers market. Credit is tight and buyers know they can be picky.
          Good amount of inventory is listed and high barriers to become a buyer(credit, income).

          Buyers are clustering on deep value properties, and are actually bidding them up, over the
          list and over the county appraisals. So there can be plenty of houses on the market but
          only a few choice properties are getting the action.
          Recent example of a $399k listed property closed for $452k, but I don't know
          how much was contributed to closing. The new owners have filed to put a guest house
          on the property. Probably near $100k construction. So, there's ~$550k into the property.

          With properties avalable on every street, getting too far out of the metro will not get the
          attention one might hope for. Location can be had, the majority of buyers will not consider
          properties outside of the metro.

            Good homes in good locations are selling hella fast. My house had FOUR offers in 11 days. My neighbor, two doors down, had two offers in 3 days. Both of us got the full asking price for our homes. I paid $4K in closing and he didn't pay a damn dime. I wish I had held out for more but at the end of the day I was trying to get out because I was closing on a new home up here in Denton.

            Another of my neighbors is putting his home on the market in just a day or so. It is also a nice house. I'm curious to see how quickly it goes.

            Our competition was mainly crap homes where the sellers did nothing to prep. Our best competition was a house a mile away that was much nicer but also $10k more. Everything in our price and lower was shit.

            IMO, counter with full price and and you paying only $1000 in closing. Keep your fridge if it is expensive. Everyone want mine but it was new and cost $3000. I wasn't going to be out another $3000 for the new house. The buyer agreed..

              It sux trying to sell a house if you realtor doesn't do their job. I've sold 4 in the last 7 years, and have yet to find a realtor willing to do their job. The last one cost me about $30k. I've heard Nate (realestateNate?) on here is the guy to use, and will likely try him next.

              Real Estate Nate is THE man to use. He sold our house in Grand Prairie when the market just absolutely sucked. We didn't take too much of a beating thanks to him working with us and negotiating with the buyer.

              THEN, turned around and just nabbed the perfect home for us in Keller. He has some serious patience when working with the goobs that run foreclosure listings. Most of the houses in my neighborhood run $200k+, we got ours for $165,000. The house across the street just sold for $270k I think...I can't wait till all my repairs are done...couldn't have done it without Nate.

              Funny story, been about 8 months since we sold, went by my old house (happened to be in the area) and it is a dump now...I felt so bad for my neighbors. They were the best neighbors you could ask for and we both did our best to have really nice yards. All my bushes/grass are dead or dying.

                We dropped the price and we were not gonna go any further with it. One day some woman just had to have our house. Pissed me off, cause I bet she would've paid the original asking price...etc, but we did alright.

                We were prices VERY competitive, but sometimes there are just certain things a bulk of home buyers don't like, or for 30-50K (minor in a mortgage) they can get a lot more features/home..etc With so much up for sale too, there is always "that deal out there" that they go after too.

                  I'd go full price and pay half closing. Negotiations involve concessions from both parties. They want you to help with closing costs, fine. They pay full price. No need to come down in price AND pay closing if your house was just listed, but you should give a little somewhere.

                    Been there, done that. Two of them were so noticeable that one of the neighbors stopped us once when driving by, and said the group was trying to find us, to try to get us to buy it back, and re-renovate the one in Tulsa.

                    When we were doing the first round, almost every neighbor stopped by and said how nice it looked, and how much it improved the neighborhood. It had sat occupied, but not maintained for 15-ish years. There are shrubs that are tree size.

                    Good neighbors are hard to find. I'd definitely trade one of mine for just about anybody, or would pitch in for travel money for them to head back to WI.

                                Your house looks very nice, the separate shop looks awesome, but the whole package appears to be seriously lacking in the landscape department. Changing agents / lowering the price isn't going to help that.

                                It is the wrong time of year for it but some sod and a few trees would help tremendously. In this picture the front of the house appears to be very dark and the windows / trim blend in with the brick walls. It might help to selectively paint a few trim items in a contrasting color to highlight them. When I have sold houses in the past they have all sold very quickly (and at asking price) after making sure it was ready to sell. It doesn't matter how nice the inside of the house is if you can't get a prospective buyer into the front door to see it.
