It sux trying to sell a house if you realtor doesn't do their job. I've sold 4 in the last 7 years, and have yet to find a realtor willing to do their job. The last one cost me about $30k. I've heard Nate (realestateNate?) on here is the guy to use, and will likely try him next.

Get you the correct listing price, the selling price, and comps. With their access, this should be trivial, but is apparently overwhelming for the bulk of them.

Are you going to offer to pay any of the closing costs? You need to throw them a bone just as a courtesy. Piss them off completely with a hard-line approach and they may just walk to the next one. There are PLENTY of houses for sale and the fact that you got a quick offer on it, doesn't mean they're going to keep flowing in at that same pace.
