    You can always tell a bad one, you'll sign the paperwork and the first thing they will want to talk about is how you should start to lower your asking price. Most of them only want their commission and don't even want to show the property, they just want to type it into the MLS system and let the buyer's agent do all the selling.

      This is true. I think you dealt with agents like I have. The last one cost me about $30k. I'd seriously like to do something to her that cost her that much. Lazy, uninformed biatch. You'd think the ones like that would have starved to death by now. We can only hope.

        I'm not sure people realize the importance of their listing agent. Besides just getting it on MLS, there's the picture quality, video's, a nice brochure for the people that actually look at the house, and a host of other items they can do to help market the house. ANY LITTLE THING can make the difference in this market. Also, 2% is the going rate to have one listed, so for every $10k you drop your price, the listing agent only loses $200.

            Can you negotiate the term of the listing contract

            She told me to expect it to be closer to 7% when all the fees were deducted

              I went through hell on my house purchase, I finally found a great lady. I can get her info if you like, she is a little nutty but she gets the job done with the quickness. I was signing paperwork within 47 hours of calling her.

                  If you want a good agent, I can recommend one. He is out of Celina and at least one other person on here used him as well - that's how I got his contact information.

                  Edit: Also, did you do your homework and make sure that it's competitive pricing. Either way, a bad agent is worst than asking too much IMO. If buyers are eyeballing two places and one has a good agent and the other a non-responsive agent - they'll move on quick.

                    I bought my house through Nate, and if I ever need to sell it, he will handle that too. I think I remember him telling me that the commision rate was somewhat negotiable.

                      I used Nate as well. Stand up guy, was there every step of the way. When I wanted to have the house priced $5000 more than what he said it should be listed for, he let me. No screaming, no "you are an idiot" talk. A month or two later we dropped it down to what he said was the correct listing price and we sold a little after that.

                      He helped me buy my house roughly 4 - 5 after that...got a steal on it.

                      Use him.

                        that's always negotiable, but most realtors aren't going to drop it much, unless they feel that either the property will sell very quickly, or they have an agreement that they'll represent you on the purchase of your next property, etc. it's really not terrible, in most cases...especially when you have a homeowner that wants to try to list the house for more than market value, doesn't follow the directions of the realtor to help the sale (ie; keep the yard mowed, house clean, etc) and/or makes it difficult to show (pets, difficult showing times, etc)

                        to the op...i would report that realtor to trec and find another. that's absolutely ridiculous! if nate doesn't go that far, i'm sure my wife would work with you to get it listed.

                          You bring up a bunch of great points. The big one to remember also, is those points are their pay. Even if you negotiate it way low - that's not always in your best interest if they are not making fair compensation on your home. Realtors jump through some major hoops to get stuff done - if there are complications during a home sale/purchase.

                          Hell, mine ended up more or less PM'ing the sale. There were basically 4 agents involved. The agent from my sellers, my buyer's agent, my buyer's relo agent (in MD) and then him (my agent). He was the only one keeping the flow going through surprises and such. It was a crappy situation.

                              Word, with no skin in the game. I'll go on the say my wife is a executive broker at a keller williams.

                              One day if we open up our own we will do it at 4 or 5%. She has two investors who she lists for at 5%, and she also does 5% for friends. If she was owner of the office she'd do them all for 5% and friends for 4%. Still a lot of money for not a lot of work.

                              Dropping the price $50k on your home isn't shit to a agent. Most times you don't get both sides and some rookie agents are only getting 1.5% of the total transaction, so $50k is only costing the agent $750.
