I know a cop who will talk to you first before he arrest you for eating someones face off when you are high on drugs at your warehouse party.

I used to do the exact same thing 10 years ago. We started them as after parties at 4am but they got so big we changed to 10:30p. Actually made real good money at it.
We used a couple of "lofts" over off South Ervay in Dallas.

I am not sure if anyone is in the Ervay Theater's, but this is one of the joints we used. It is a lot more upscale than a warehouse, but is basically a night club setup. My buddy was living there at the time doing the Velvet Curtain Club parties, we would use it the weekends they were not having their parties.

We used to throw them in 1707, 1709, and 1719 S. Ervay
Here is the list of them with rental info. If you are doing it regularly check them out.
Dallas lofts for rent in the Cedars, an artist area conveniently located near Downtown Dallas, Texas.

Some friends of mine used to do the same, several years back. They were in a band, and Had a lease on the place for band practice. Bars would close, they'd play all night, and everyone would get trashed. They got in trouble with TABC for having a "bar", and charging for drinks. So from then on out they set out a tip jar.

I knew it was to good to be true. Still not a bad price though.

The brewery charges a rental fee of $15 per person for private parties. This fee includes brewery rental for three hours, staffing, and a Rahr & Sons commemorative pint glass for each guest to use and take home. The minimum rental charge is $600 per event (applied to the first 40 guests) and a $300 non-refundable deposit is needed to hold/book party date. All brewery rentals require a $50 cleaning fee. There is also a 8.25% state sales tax added to all party rental costs.

                        Hahaha!

I think you can get around tabc issues by selling coupons or tickets that people can exchange for drinks. Like what they do at the state fair. I would go to their website and check though. Don't take my word on it.

Alcohol is a no go period. You don't want TABC anywhere near the place. You can label it as a private party, invite only and it will keep most LE out, TABC you really have no choice. "Donations" at the door to get in, tips for water, Red Bull, Gatorade.....
