  • Tenant - 30 Day notice?

    I am having a brain fart. Does the thirty day notice you give to your tenant have to be on the first of the month or can I give one mid-month?

            So when I give notice it doesn't matter what day of the month it is, as long as it is written?

              Should just be 30 days. Then when rent is due next month, just have them pay the prorated amount from the 1st til the move-out date.

                This is what I figured but wanted to have some assurance. That is what happened when they moved in, but wasn't sure about terminating..

                      So I gave him notice last night, verbally.

                      I am looking online for written notices and everything I have looked at only has my signature on it, not his. What is the point of this if he has no signature and I don't have a copy with his signature? Will an email outlining our conversation, move out dates, remaining rent etc be sufficient?

                              We live in the same house. It seems silly to send him a letter in the mail just for it to come right back here or his second address that he doesn't frequent.

                              If I send him an email, and he acknowledges it, then there shouldn't be any way to dispute that, yes?

                              I guess I am pushing for email because I will have receipt of the exchange.

                              Every single written notice I see does not have his sign off - which will not show an ounce of proof he received it. Yes, I could go certified I suppose but his mail goes to another address that a) he doesn't go to very often and b) would take weeks to get it.
