    If they are comming in with a VA loan maybe it was a quick transfer. I used mine and being pre approved it was nice to know what I could afford and be good before I even made an offer. Trey and Nate helped us in under a month when I did it...

Then they built a shop on a 60 x 80 slab in 2008-09. Appraised for $385,000 back in Feb. So if he sold it for appraisal. They would be out what they put in the shop and what they paid for the land.

        custom homes are difficult to appraise. Mine was built 3rd qtr of 2009. So hopefully not much has changed.

            per the contract I will pay up to 250 in repairs. It needs a few minor things. If they back out the other full price offer we received told us to use her as a back up offer.

              I believe zillow fluctuates at 40% either way. It shows mine about 22% low based on the recent appraisal I had.

                It really depends what you did and how it compares to other houses in the neighborhood. You could do it, but I wouldn't spend too much time on it.

                  Zillow has a table where they rate themselves on accuracy in several metro areas. They only give themselves two out of four stars for DFW. They give themselves 1 star for the Houston and San Antonio areas. I consider them to be fairly inaccurate.
