    Just to validate my answers some, I have over 10 years experience as a real estate title examiner (the guy who examines the documents and decides who owns the property and what must be done prior to or at closing) and I've just started back at a title company earlier this month.

      Iv told him before that he should rent out a room in the house for $100/month. Attract some low lifes to the house and she'll get fe'd up with it and buy his share out or agree to sell.

              I don't think it matters how much percentage someone owns, if they own it together they both need to agree to sell it. If she makes his life he'll if he moves in there, he should return the favor.

              Why hasn't anyone asked.................

                        If she is a complete bitch he is fucked.....I went through a 4 year probate with my step mother when my dad and grandmother both past. I own 75% of the house, my sister has 25% and my step mother NONE, but she still gets to live in the house rent free. We CANT live there and can only do one walk through a year with a 30 day notice in writing. She does have to pay the taxes, but i have to pay the insurance. Nothing I can do about it unless she dies or moves out with intent not to return. The only way to prove intent would be for her to homestead another property. So basicly she could live somewhere else, and only stay there one day a month and i couldn't do shit about it. Trust me that the laws on this are not quite as clear as some might think.
