  • Any Texas Real estate lawyers??????

I need to know if there is a time limit on certain deed restrictions on a section of land. It's mainly in reference to limiting the size of what a parcel of land can be cut down to. It seems like there should be provisions after a certain time limit, a parcel can be cut down to a more manageable/marketable size due to ever expanding city limits.

Please, only what's valid in Texas. I know some other states are different and this can be done after set time periods.

The deed restrictions I've dealt with usually stipulate the length of time in the restrictions themselves. 20 years seems to be the norm. After that time, they can be "revised", but I'm not sure they ever go away. In my case, this pertains to lots in more developed area's.
