The law seems to have been put in place for large parcels of land, and disputes over boundaries, etc when land settlement claims were first enacted. Or multiple titles for land were issued for the same piece of land.
This is one of the reasons that Title Insurance exists today, basically you get an insurance policy that says the Title Company has researched the property, and it is free and clear for the seller to sell to the buyer with no outstanding liens, etc. If one happened to come up, or an ownership claim was presented, the Title Insurance company would reimburse the the new owner if there was a mistake. (there's more to it than that, but that's the basics)
My family has been in the title business since I was a kid. My dad has owned two different title companies in south Texas, one of which he just recently purchased two years ago.

It was just an idea that never happened, it was for my foxbody that I was building.
I was just anxious to drive it around the block but like I said the car was always in pieces.
Never saw a point to registering a car that was in pieces.
Car has been registered and insured for over 4 years yet I drive it like 200 miles a year.

I fault his neighbors for allowing it. I have a foreclosed house a few houses down and I knew wht lights ran in that house and the bank had pulled the blinds down so you could see in it. I think he showed up like Friday late night but it was a squatter and the neighbor next door called the cops when she saw him sleeping on the floor Saturday morning. If the people on the street had been alert they could have had the cops out there before he could have anything finalized.
