My wife gets out of school next year and we will be looking then. I bought this damn house from HUD, got it at half price, had a full remodel on it, and I may still only break even when I sell it. Lucky for me it is not that expensive and allows her not to work while in school but one day a week.

not going to get much more than what I put in my house. I think if I'm lucky.

However I am pumped about shopping for a bigger house or a foreclosure. There are some awesome deals out there to be had!

I do agree with that. Even though I will be ok when I sell, the money we save on the next one will be bad a$$. The bigger the house harder the hit..

It is funny to me that she won't buy a house because the market exploded after multi-decade highs but will go buy something else at a multi-decade high.

The bottom line of this story is buy a house because you want one, it isn't a fucking "investment".

Pretty funny. I love all the insights this site provides from different back grounds! Good stuff.

I bought mine at last year so hopefully it has no where else to go but up.

My neighborhood does have quite a bit of homes up for sale, and the few I noticed 2-3 months ago are all sold up. Hopefully, these will follow suit.

You would think a 1200sf house sitting on 10 acres for $60k would sell fast.
                  what area?

You can keep the trailer, how much for just the land?

                    Edit: And location.

Thats why. You'llhave to get someone who wants to own a preman home to get a good offer. When I was looking I would price the land and cost of permanent improvements, any temporary structure, ie trailer, manufactured home, etc would factor in at a small percentage of the actual worth of that structure. I bid higher on places with permanent barns or shops, than with nice premade homes.

Mine has lost at least 10K of value. Fortunately I'm still not upside down. I still want to sell and get a larger home. Preferably a foreclosure I can fix up. Meanwhile I'm rushing to finish all my little home projects so I can look to sell.

The house is not a trailer according to the Realtor. And if it was I ain't taking it. You want the land you take the house. The land was appraised at 55k about 4 years ago. You got $55,000 cash and you can have it. Cement floor dog kennel, large shed and house all included.

I am really unsure. The demensions are close for a double wide but just not quite there. Its two bed and two full bath. Was three bedroom but one had the wall to the living room taken down and is now an office or den.
Its just in the middle of nowhere. Nice thing is there is no crime and its dead silent at night.
