I was gonna say the same... La Jolla is rediculous... I think Temecula is nice. And right now, I think for $350K you can buy just as nice house there as you can here. Difference is that 4 years ago that $350K house was selling for $650K, and I think they will creep back up close to that, although slowly. That's what I'm hoping for anyway.

As I recall, if you did not spend the entire year there you don't have to pay. I moved here from CA 11 years ago though, so that may have changed.

Another thing I was wondering... do I have to pay when I start working there, or when I move/reside there? I'm hoping it's not until my physical address is in the state.

Woodland hills is a nice part of the SFV. Well depends where exactly as well. But majority its a nice area. And that 101 Fwy is a bitch.

This is one of the misnomers of living in Texas. If you own a house here you get FUCKED! As prices grow, the dick will go deeper. As more people move in, the prices will rise and the politicians will continue to slip on the inches.

Like said by Jody, the state income tax gets deducted and property tax percentage is lower. These were all factors in our decision for me to go to school elsewhere and stay.

From what I understend, It's still dipping. That's the only reason that I'm considering buying in Sacramento. It may drop a bit more, but in 10 years you'll be well in the positive.

I recognize that, but prices will rise here and incomes aren't what they are out there. In Collin county the taxes on a $350k house will match that of the million dollar beach pad.

No matter. I'll never leave. However, my daughter is interviewing with a company in San Diego (she just finished up at UT/McCombs) and has several questions along these lines.
