Yeah, was just catching up on that or if it was death due to something by the house. Whatever that means.

Handrail breaks, and mom falls down the stairs. The death is related to a condition of the house.
But if someone is electrocuted by sticking a knife in the toaster, or they accidentally OD'ed on pills, you don't.

My mom did say that foreclosure is an exception to the rules of death disclosure. A bank is under no obligation to disclose anything other than known structural damage.

Also, from what I understand, once you have the knowledge of someone dying in that house, you MUST disclose it to potential buyers. So you'll always have a hard time selling it.

        Yeah i didn't think of that....then again i don't have any kids....

And i think there is of some sort of law that as a seller you must disclose this type of info to potential buyers....

You should have seen the blood splatter on my livingroom floor when I bought my house. Seriously.

I wouldn't do it knowing it would be a hard sale down the road. You don't want to make a big investment knowing you might lose equity.

It wouldn't bother me. I wouldn't want to know the details of the story. People die. I don't believe in ghosts, and being christian, they shouldn't worry about omens. That chick should either be in heaven or burning in hell according to their beliefs.

Heh...or you can keep it and use it as a rental.

I wonder if they lived there for 30 years would you still have to disclose that info or is there certain amount of time that after it has passed you're ok to not disclose that?

I bet you could make some serious bank doing this. Buy up all the brutal crime scene houses, quick remodel, and rent rent rent. The OP's post is a perfect example of how they can be bought so much cheaper than other houses in the same neighborhoods.

The way it was explained to me was that if you have knowledge of it, and don't disclose it, the buyer can come after you. No time line, etc. If you know, and don't disclose, you can be sued. I don't know if that's correct or not, but it's what I was told by our realtor.

Now, it would be hard for a buyer to prove you had knowledge of it, and didn't disclose, after a certain amount of time. Say, if you bought it and sold it 30 years later. But if you lived in that house, your old lady blew her head off, and you sell the house 30 years later and didn't disclose, that would be easy to prove. The more hands the house passes through the harder it is to make a case.

I wouldn't think there would be a statute of limitation on it. Only the owner is obligated to disclose, but if it's bank owned be foreclosure, they get a free pass. It doesn't make much sense to me.

From what I understand, it wouldn't have to be disclosed to a renter.

Nope. Apartment complexes don't disclose when that kind of stuff happens.

That was what they said. Apparently nobody would buy the house for 5 years, in was forclosed on and sold at auction to a bank, the bank then sold it without knowing the history.
