    If it's something that we were absolutely serious about, I could probably talk to my GF's dad about finding the land. He leases land all over Texas for an oil company, so I can't think of anyone that knows land better than he does.
    I'm 100% serious. Seems to be around 10 interested in this thread alone.

      I would do one of two things before seeing how many are interested here.
      1) Find someone willing to lease land
      2) Find someone willing to buy a piece of land and then lease it.

        This is my thought as well. I just needed to know what the rules and regs I needed to stay within while looking for the land.

              It's very possible it could differ between counties. Some of that legal language is difficult to decipher exactly what it means because it goes back and forth so often.

                There's got to be more to it than that. I've seen tracks of land back up to each other with houses less than 100 yards apart on 10 acre lots and I'd be very surprised if either of those owners could openly shoot in any direction they wanted to and it be legal. I feel like there's more to it than that.

                  There is still opp for long term income. Say the land cost $75k, and was leased to us for $16k a year (40 members @$400 yearly) you'd have the land paid off and making profit in just under 5 years. After that you make $16k profit a year just off leasing alone: No landlord duties or anything. Plus you have a place to shoot. Seeing as we have a lot of people that shoot, I don't see there being an issue keeping 30-40 members through a ten year + period. That's a decent income bump + the land will appreciate.

                    To me personally looking that long term is a pipe dream. I would be very happy with just getting a place to shoot, figure it all out, see how it goes, and then go from there.

                        What I've found here falls under the local government code, which to me, sounds like local city/county laws. While most of it would probably be similar from county to county and city to city, you'd want a lawyer to read the fine print. If you were buying at least.

                          You also have property tax. It can be significant.

                              Property tax on acreage with no house on the premises is cheap compared to even a 1/4 acre parcel with a $150k house on it. You can get exemptions that make it even cheaper as a land owner. It's all in how much effort the land owner wants to put into it.
