Congrats, land looks good. Whats required on a down payment for land?

I'm debating on buying another house or getting some land and leaning more towards land.

Typically land loans are gonna require at least 20% down. We were lucky enough to be included in a loan package the sellers had already worked out with the local bank that only required 10% down.

I have a little over 11 acres I will sell in between Melissa and Blue ridge.. 149k. Improved pasture, will cut hay off it next week. Water line to it (you buy meter) power lines out to it. No financing . PM if interested.

I went out there fishing yesterday armed with dookie bait and live minnows. Nothing but turtles and crawfish haha. I guess I'm gonna have to stock it. Anybody have any tips on stocking the pond? Do they test the water for anything before hand?
