Fair price, but you could probably find someone to do it cheaper. I'd think you'd be more worried about cleaning up all the clutter (shit you can do), fixing the window, and painting the house. But that's just me. Nobody wants to buy a house when they get there, and all they see is chipped paint, shit all over the place, and overgrowth.

I agree with some of these other guys... don't worry about the trees at all. clean up the front of the house. Fix the window and remove all of the sat. dishes you can. Curb appeal will go a LONG way on that house. the trees are a waste of money in my opinion.
I would say that's a fair price cause that is a ton of work. If its not conditional on the sale why waste the coin.
If you think will help with the sale I would only clean up the front focusing on the landscaping around the front. I don't think the tree trimming is going to help.

Realestate lady came out and we went over everything. She agrees that doing the garden area around the house is most important. She also said that the money spent to prune and trim the trees would be recouped in hose selling price. Also two of the trees are really wrapped around the power lines so it needs to be done.
She also said that believe it or not that the old TV antenna and extra dish are a good thing. Sounded ludacris to me but she said she still sells houses out here where people dont want anything other then an antenna or simply dont want HD. So they can keep what they want and remove the others.
Also issues with having holes in the roof to fix so screw it, they stay.
Big thing I like about this realator is she said the tax office has screwed up the property tax for this property and while I have been paying $1300 it should only be $300 cause I have cows and horses. Yay! So I get to see the tax man Monday and see if I get some back. Not holding my breath.
Things she said were important to note on the property value is the large cement floor dog kennel I have thats caged and roofed and the storage shed out back. I dont use them so never really thought about them.

Agricultural exemption. There's other qualifications than just having animals. But it is a good deal. We just did a loan on a 1900 acre ranch in South Texas that only pays $5,000/year in taxes.

Most major cities in the Metroplex prevent animals on your property, but if you're out a little further like LaserSVT then that's not an issue. Contact your county about their specific requirements for that exemption. You could probably even find it on their web site.
I think it has a lot of potential, but I wouldn't mess with the trees. Pull most of everything out of the front/side beds and redo them. The junipers can be moved elsewhere in the yard. Maybe in front of the telephone pole? Restain the siding and at least replace the broken window. Overgrown beds is one thing. Ignoring a broken window is another.
