You should never buy a home based on cosmetic type features like "that bathroom looks good" or so.

And for those who think older homes are built better than new homes don't have a clue about construction.

Homes are built much better than the older homes. They are more energy efficient, have bettter building componets, and much more safer than older homes.

Old homes are great if your into remodeling and replacing everything and you have very deep deep pockets.

    JMHO,

    Rick

Thanks. My dad will be with me and he’s been in the construction business close to 50 years! He knows his shit. I’d never jump into buying unless I am completely satisfied.

I didnt mean to piss in your cheerios. If working on a house is the way you constructively use your free time, then, that will be a great way to spend your time and money. If every time you see drywall at Home Depot, you are immediately confronted with the chills and motivated to walk in the opposite direction (as is my case), then a large old house is probably a bad idea.

The built better/worse argument Im not even going to touch. But I am currently confronted with the "I own more house than I need." Dilemma. Im really thinking about selling my place in a year or so, taking the equity and buying 2 or 3 acres; building a small steel building on it. Then purchasing myself a small 1 maybe 2 bedroom condo in town.

I think it has potential for sure. Just roll extra money in to the loan and get it fixed up. Oh, and mow your yard. :-)

Find an inspector you know who is not in cahoots with the realtor. That is a lot of house that needs to be thoroughly looked at.

That's not easy to do any more like it was a few years ago. Just a heads up.

Actually I've been around home building and in the inspection business for nearly 25years so yeah I know quite a bit.

Well we went and looked at it today. It’s not in too bad off shape for an older home. Has new water lines, new central heating and air, but I did ask around the neighborhood how long its been for sale an they said it has sat there for over 5 years so I did set in a low ball offer! So we’ll see what happens next.

                          The bad…
*sort of a spooky house (fresh paint and better lighting will help allot)
                          *needs sheetrock work
*fireplace needs a new flu liner and cap
*needs better doors and locks for added security
*Booth garage driveways and sidewalks need to be torn out and poured new
*some serious landscaping and trees trimmed
*kitchen in need of a serious remodel and made a little bigger
                          *carpet and tile
*better attic insulation and exhaust fan

If the owners don’t accept my low ball offer then screw ‘em! I’ll keep looking! Besides I do enjoy looking around and it’ll give me something to do this summer.

I work allot so I make ok money lol but what will help me out allot is I have experience doing this type of work myself and most of the materials I can get at a discount or free from my job sites and from my families construction business.

I'm taking my time to find the best deal for my money so I'm in no hurry to jump in the first house I see!
