      I like it. It has tons of potential. Only thing I would do is get a GOOD HOME INSPECTION and pay attention to the outcome of the inspector. Foundation, termites, structure etc etc things that will cost thousands to repair.
      If you can live (afford$$$$) with the outcome, I say buy it! What part of town is it in?
      And consider re-sale vs dollars spent/ resale dollars spent on new house as well.

        We live two neighborhoods down from Hicks. I would have loved to do a garage/apartment but there is no way I was selling that to the wife.

        I had a house that was 50 years old and it beat me up. If you end up with the house, I hope you have have lots of cash on hand.

          Exactly. Maintaining a 2100 square foot house by myself for 4 months while it sat on the market was a fucking PITA, and I was completely lazy about it. I've got something small now, all my shit fits into it, and I spend more time having fun than trying to do a bunch of chores all day.

            all I had to do to convince my wife to go along with my plan was to multiply the mortgage we were looking at x 30 x 12 and her eyeballs about popped out of her head...

            I told her rich people didn't get that way by paying interest their entire lives. They get that way by getting PAID interest!

            So we're starting small!! I plan to have our first place paid off in under 4yrs

                          If you plan to live in it a long time and are prepared to do the work I say go for it. If it truly is your dream house then it would be worth the money and headaches. If you think you can get it, do some minor repair work and sell it for more than you bought if for you need to keep looking. No matter how well maintained it is a house that old will need some major updates to be anywhere near today's standards.

                                That'll be a LOT of work. I've seen a larger kitchen on an airplane!

                                Figure out what it would cost to completely update the house. Then, double that amount. Add it to what you are going to pay and determine if this is an investment you want to be a part of.
