    Cool place! Realize that when people built a house in the '30's, "insulation" hadn't been heard of but the windows look more modern. The bills could be scary high. I'm sure you can do some things to help, but "drafty" can't begin to describe a 1930's house.

      That seems kind of high priced to me, but if you like it that's all that matters if you plan to keep it for a while.

                  Updating complete electrical system
                  Plumbing usually rusted out and has galvanized supply lines
                  Don't even think of being energy efficient
                  Plenty of wood decay
                  Asbestos
                  Termite damages
                  Black mold
                  Insulation
                  Ventilation
                  All new appliances
                  HVAC system complete replacement
                  Termite damages
                  Poor drainage

                  Don't get caught up thinking it is all historic and charming. That is Realtor BS to make a sale.

                      Looks good to me. I would say that it had an update some time in the 50's. The blue tile and the tub in the bathroom both look like they came from the era. It looks good for the price IMO.

                        That house will nickel and dime you into an early grave. It does have potential. I said the same thing when I bought my house. Buy a house that someone else has already "seen the potential" in. You'll save yourself a lot of time, money, and aggravation.

                          I agree completely.

                          Since you have the means and the know-how to tackle any problems that might pop-up, at first blush I'd say go for it. If you can find some bigger issues that aren't too bad for you to handle, maybe you can squeeze them on the price a little.
