  • Converting double garage doors to one?

    Has anyone done this or had a door company do it? Price? What was involved with supporting the header?

    I have a few rentals and it looks like I will be converting them to single doors as people hit the center column and ruin doors and structure.

      You need an engineer. If the header has a support in the middle, it's unlikely it's capable of spanning the entire distance of a double garage. It may require opening the frame up to go with a multi-ply LVL beam or even a wide flange beam. It will all depend on the roof framing (assuming no story above) or the floor framing (if room above).

          When I took down a load bearing wall the LVL manufacturer had an in house engineer that did all the figuring to ensure it would work structurally, so I imagine someone down there will have similar.

            We had it done in our old house. Don't recall the company who did it, but basically they built a new frame inside with a 12x2 I think header across the top and 2x6 on each side. It was stout as hell, and never sagged. The door was a "custom" door, since it was a little wider than a normal 2 car door tho, which I was happy with! Just chk references, or make sure they have been in business a while. Maybe chk Angies List, they seem to have good info on different service companies, and it was cheap last time I checked. They usually have a discount code to get like 10 or 20% off too.

              #1 factor is what is above the garage.

              #2 is it brick or siding above the garage doors.

              Siding, you will need to replace the header. We use double 1 3/4 × 11 7/8 LVL beams. At our cost ~$350-400 materials.

              Brick, is a bit more tricky. Not sure if it would work re-using the lintels that are there. We use solid lintels, that are of bigger dimension than if we do double doors.

              This is from a new construction standpoint, not a remodel! Hope that helps

                Never thought about just removing that support. Always advise friends against buying a house with that center support....they do it...then hate it.
