    I would listen to this guy over anything I said! My retail prices/assessment look to be WAY off! I deal with pricing from thr contractor side of things (1000+ homes per year) so we get a bit of a discount.

      Thanks for the other suggestions guys. If I don't get this new job, and thus not moving, I'll definitely go with granite. Heck, I'm going to gut the kitchen entirely. But if I'm selling, I'm looking for a minimal investment with the maximum return.

      Thanks to everyone.. I should have thought about an occillating saw that Tremor recommended. Especially since I have one..

        Not trying to get the job, but rather help out. I'm from Denton and a realtor, even if your going to do fsbo let me know and I can run comps for you (if you need them). Denton markets so hot we had a house we sold a couple months ago for 30k over our asking price...very crazy

          Man, I need those margins to come on out to Greenville. My house still needs a few improvements, but I would sell in a heartbeat at 30k over asking!!

            The market in Denton was crazy over the summer. School back in has slowed it down but still good. We rehabbed a older house and listed it for $136k...in 24 hours had 11 offers, best of $165k. Crazy in that kind of market but fun from the sellers perspective!
