I like the more modern look of metal roofs. We have several homes in Lake Ridge that are done in both, asphalt and metal and look great. I'd be interested in getting our dormers done in metal roof. We have nine of them.Handyman, classic car and antique jukebox collector/restorer, and all around good guy.

There's one roof I pass every day on my way home, that is just regular R panel. Been there for at least 10 years, still looks the same. Not the painted stuff, though. Just silver. Silver is your best bet anyway, save on your electric bill. The painted stuff does fade out pretty badly after awhileWH

Some people have the issue, but most people don't. Most that I've dealt with anyway. I've replaced a lot of stone coated steel roofs that the homeowner would need to stop talking to us inside the house for a minute, and take a cell call. Didn't seem to affect them. Imho, everyone who can, should always go metal. Even if hail comes and knocks some little dents in it, they have to replace it. IF your policy doesn't have a cosmetic waiver. Make sure of that. They may try to talk you into getting the cosmetic waiver, but don't let them. Its barely any more money, and if it hails enough you get a new roof. It often happens, that about the time that some people are thinking their metal roof is looking a bit old, they get a new free roof. But the roof looking old doesn't have any affect on its performance.
I also find it kinda cool that unless its hailing bowling balls, you really don't ever need a new metal roof, even with the hail dents. Those are just dents. With shingles, you're living on borrowed time. They're mostly 10-15 year roofs, at best. They can say they're 20-30 year roofs all they want, they're not. At 10 years they're looking kind of iffy in places, at about 15 they usually need replaced. They'll be losing a lot of grains and maybe even showing some threads. You can probably tell I hate shingle roofs. Just my personal experience. They'll live a bit longer if you have trees that shield the roof some.
But yeah we replace a lot of metal roofs, that don't need to be replaced. But, their insurance has to cover it, so they get a new one.WH
