    Something that the double wide offers that bare land doesn't is the likely hood of having water and sewer plumbed to the property. Adding water/electric/sewer can be very costly if starting from scratch.

      My Dad just picked up a foreclosure in Whitewright as well with a doublewide on it.

      1. The doublewide is not build badly, it's all about foundation/etc. Still never be like a house, but they are not terrible.

      2. Generally, do not include the value of the trailer too heavily in the land cost.

      3. As mentioned above, usually though you will have the added value of septic, water, electric and possibly other infrastructure items.

        I'd bet that central AC is out. They probably bought the window units on credit at Lowe's or somewhere because they were cheaper than repairing the big AC. It most likely has a compressor out.

            Yeah another thing to inspect heavily is wiring. The place my Dad got had the AC ripped out, wiring from several areas removed...etc..etc.

            Not a big deal for him, he is a retired home builder and it's just a project. However, for a lot of folks that sort of damage is a deal killer.

              As a person who built mobile homes, while they are safe if installed correctly, they aren't high quality.

                I grew up in one. The only way I would go back is if it was on a lot of land and was temporary while I built something else. It wasn't a terrible place to live, but it was not of high quality and they do not last long.
