Doublewides

As I have said in a few threads, I am looking to move and i am looking for land. I have looked at a crap load of properties and still can't understand why people are asking SO MUCH!

This past weekend I went to go look at a property in whitewright. This property had a 2009 doublewide on it with 16.8 acres. 8 with house and 8 fenced off next to it (must have been used for cattle or hay). The doublewide is alright inside, it is 1700sqft with 3 bedrooms, office, living, dining, and kitchen. It has a good size master bathroom and closet. The land is beautiful (hilly & open w/ trees surrounding the backside of the property).

My question is: Are doublewides and such worth it? Don't they have alot of problems?

The house itself needs some updating (green carpet, fixtures and finishes) Main problem is that it has a a/c unit outside, but every room has a window unit....

After telling you all that, it is a forclosure and the bank wants $176K, but it has been on the market for a year.... I was thinking $150K Max

I grew up in one and hope to never go back. Storms in tx suck, and for that price hell no. Get a nice rv and save for a real house.

Never factor in the mobile home as part of the property value. Also, only intend to utilize it for residence while you build a real house. Have it for guest quarters or storage later... or just sell it to someone who will haul it off.

So in other words offer them $100K

That was my long term plan. I am wanting to build a metal building that is a shop/house 40x80 (40x30 shop and a 40x50 living quarters)

Get a realtor and use the MLS. All of those sites aren't updated.

A trailer isnt worth anything and could cost you money to get it gone. I think the key is determining the value of the land per acre and go from there.

Just because it was a foreclosure doesnt mean it will be cheap. Banks will hold out for their money. Dont forget the cost of living 70+ miles out when you are operating a business.
