Metal/Brick/Shingled Shop Recommendations Needed - Kaufman County

I'm planning on building a shop with an apartment, bathroom, & patio. Unfortunately, my HOA requires all buildings to be bricked/stoned, shingled, & for roof pitch to match my home (~9/12).

My house is currently about 35ft from my property line, so the shop will be deeper than it is wide (30w x 40 with 8 ft wall to match my home). My preference would be a metal A frame so that that I can put in a lift & have plenty of open height in the middle of the shop. If I build with wood, then I'll have to have deal with joists and or trusses.

Anyone have something similar that can provide me with some direction?
