There are companies that specialize in this. It's a way to get what you want and not spend a fortune. I have worked for a bunch of homeowners that have done their own homes, through these networks.

            There is a trailer park in Colorado where the trailers start at 1mil so yes it's very believable. I've roofed houses that were under 4000 sf that cost over 2 mil. I've roofed some of the bigger homes in Dallas so I am well aware of what they go for. He'll there are houses in Dallas that need to be torn down that their property cost over a million.

                The house that I recently had built (albeit not a CUSTOM home) cost me around $92/sq. ft. including the SMALL piece of land.(1/4 acre maybe)

                  Full custom will be tight... semi custom is definitely doable. Our country homes has I believe $90, 95 and $105/sqft plans. I have been impressed with their houses. I have been through many dfw semi custom builders and they and Drees stuck out.

                    I am looking at $110/sq ft with 1ac of land. House is smaller at 2000/sqft so I'm not sure how much that plays into it. They have other houses under $100/sqft (~2600sqft)but they are saying the smaller house will be more per ft.

                    My father in law paid $67 sq ft for a DR Horton home in forney a couple of years ago on a 1/2 acre, this >$100 shit makes my ass hurt, and I think it's just a bubble that is going to pop and I'll be left with a $220,000 house that's worth $150,000....

                      Ok custom homes and Dr Horton don't go in the same conversation. Now they may be nice homes and what not and unless he had them build him a custom home that wasn't in one of there master planned communities its just no comparison.

                        A few things to keep in mind is that in a lot master planned community you have Sq Ft requirements per lot size. Meaning on an X ft lot you have a min/max sq ft allowed on that lot. So if you found a 1 ac. Lot you may not be able to build a 2000 sq ft home on that lot. A lot of your production builders don't build on privately owned lots.

                        As for value, in our highland neighborhood in Forney, we have a lot of homeowners selling and taking their equity. They built at 50-60k under current home values in the neighborhood and they are taking advantage. We are still seeing some price increases, but they have slowed a bit. We had a 20-40k price increase in the 2nd and 3rd quarter last year due to the volume of homes we were selling

                          I guess custom home may not be what I'm talking about.
                          The builder owns the 1 ac lots, they have a few floorplans to choose from.
                          The DR Horton house I am comparing it to is built just as nice as this "custom" home that I'm looking at.

                                You are talking about semi-custom homes. They have a few floor plans and they know their hard costs to build it. You choose your floors, brick, plumbing from a list where again they know their hard costs and you will stay in the budget they need you to be in for that price. Custom homes means you take them a random floor plan you found and pick every little detail.

                                You can do it for $100/ft without the land. The market is booming but honestly 2-3 years ago in a not so hot market, the houses we looked at were in the same ballpark. I think prices are about the same but you will have less builder incentive (upgrades) for free. Some builders to look into:

                                Grand Homes
                                Our Country Homes
                                Drees
                                DR Horton
                                Khov

                                That being said, any builder can build a nice house or a crappy one. Id advise you to get a realtor that knows their shit. They will hold your hand through the process and really know new construction. You will have to find the right realtor though. A guy I used to work with sold houses for builders only for 10 years. He sat in a new neighborhood at their model home and sold houses. He was also responsible for all the problems and dealing with the customer. He went through every house with the customer as it was built making sure things were correct.
