            Yep, inspections are the slowest part! Our homeowners get nervous. From frame inspection to hanging drywall is nearly 2 weeks!

                I had help on the GC side, but yes I did a lot of it (plus did a lot of labor myself too)

                Yea, I built for around $100/sq but that was with a lot of deals on materials thanks to my GF and a lot of personal labor (100s if not 1000 hours)

                It was a lot of work, stress, etc,.. and a shitton of money.


                THe AC stuff is a great example. I went round and round trying to get the system installed the way I had it designed (stamped by a PE!) THe AC guy basically said he would only do it his way. Of course I could have fired him, (and I eventually did) but its never that simple. Combination of timing, money/time invested etc.

                      Based on my understanding, yes. The garage is 60' wide plus the additional footage to the right of the garage. Look at post #2. There is a pic of it when still in studs. I believe it's weight bearing, but may be more for horizontal stability than weight. There is a game room directly above the garage on the 2nd floor. The short wall is on both sides, btw.
