well it's not grass seed it's fertilizer called molaganite. It works badass.

I'm not a green thumb by any means but I've recently started using Lesco fertilizer and live in Krugerville in an area that used to be a peanut farm. Needless to say the soil here is very sandy and We have the same issue under a tree in the front. I'm sure McKinney soil is probably pretty close. I actually started buying bags of organic compost and spreading it over the bare spots and watering it in. I keep a bag on hand as it slowly works its way in or runs off with water. It has worked wonders for the bare spots and helps to keep the soil moist and minimizes the water draining through the sandy soil. Its like 3$ a bag and can't hurt to give it a shot.
