    Who do you guys use, and are they worth a shit?

    We bought our house 10 months ago, and I'd like to start shopping for a home warranty company other than who we currently have before the warranty is up. We currently are with American Home Shield, and they are kinda shitty. Customer service, response time, the way they handled the few claims we had, etc. I would like to renew because there are apparent issues that the people who sold were looking to get away from. Looking for recommendations. TIA.

    I haven't really had much to complain about, other than they increased $50 when I renewed.

    We had a couple of calls for the AC. The squirrel cage was banging and they replaced the whole fan assembly with little issue.

      Set aside a little money every month instead of paying for a warranty. When something does break, you'll have complete say so over how and when it gets fixed. None of that 'find other stuff that's wrong to make up for what little we (the warranty company) is paying for the covered repair' crap.

          I used Old Republic when we bought the home (came with it) and it was "kind of shitty" too. Once I got pissed it was great, but we had a busted fridge for a month.

          I'm torn, because it IS a cost savings - on the other hand though I like controlling when things get fixed..etc..etc. After the free (to me) year though, I have not renewed.

          I used Old Republic because they had a little coverage for geothermal heat pumps and that is the only reason.

            Well, There are problems that are cropping up with this house slowly, which is why I want to keep it. Two of the sprinkler heads are busted, heat pump stopped working, wood flooring is coming up, etc. That's worth my 500-600 bucks for at least another year, I think. I think I will shop the rate, since all the companies seem to be kinda shitty.
