drywall costs

can someone give me ballpark figures on putting up the rock and texture on about 1300 sq foot new construction...

I am considering building a rental on some property I own in Collin County. Trying to figure the cash outlay on some of the jobs I can't/don't wanna do. I will do most of the work, but drywall and roofing is not happening for me.

That is going to boil down to wall square footage, not under roof footage, if that is the footage you are providing.

Would love a shot at bidding both the drywall and roofing for you. I have excellent references, done work for quite a few board members with never one single negative review...

We're probably about 6-9 months out. It's in north eastern Collin County near Blue ridge. I have another house that I have blue prints to. we may use that same floor plan for this place as well. Let me see if I can scan those plans some how.

I was told $3/sq ft....but as Mike said, it will vary.. More wall footage = more $

1300 sq/ft home will have pretty much the same on ceiling, then add garage ceiling a walls, and home walls.

I was told by my uncle who used to build new construction that they count cut sheets as full sheets in the square footage calculations.

We might be figuring different ways. Turnkey (including the rock, TBT, rounded corners, hardy backer in bath's, etc) is $2.70-$2.90 sq ft for living and garage, with 10-11ft ceilings (customs). Hell, .35 a ft barely covers the sheetrock cost.

what would an avg cost be to have a ceiling hung? a new house im buying has some metal ceiling tile in the living room that i dont want up. im assuming all of the drywall will need to be replaced after taking that down.

No clue what dblack is talking about, those numbers don't even seem workable. Maybe that's what you can get illegal uninsured starving help that stole the materials from another job to do it for, but that's about it. Lost more than one job to people quoting super dirt cheap prices of late. Lost a roofing job last week to someone that quoted it for less than I could purchase materials for. Definitely stolen merchandise, but people are willing to do it. Fucking sad when they know that the materials they are getting are stolen, and they're ok with it...

Jewozzy, those tiles should just be glued, or liquid nailed, or whatever. As such you should be able to just float it out after pulling it down, then sand it, then spray it with texture. Doubtful that the rock is ruined.

Ahh I didn't think about that. Once I get moved in and save a little money up I will send you a message and see if we can get something done.

Dblack is talking wall sq footage. So a piece of 4x8 would be 32sqft x $.60 = $19.2/sheet hung/tape/bed/texture. His builder friends price would be $11.20/sheet. I think I have heard in the past a builder can pay about $3/sheet hung for labor and the other $8 is the drywall cost (retail...Im sure cheaper wholesale and 500 sheets at a time)

Yes, I'm speaking of total square footage of actual sheet rock.

And for mikec, the guy I used wasn't illegal, and was local. The other quote I've got no clue about, but only one on the site speaks broken english, same for framers, roofers, and trim. Tile guy, plumber, hvac, and electrician are all non hispanic.

That's what ran my family out of the construction buisness. Then we would get calls from the people who took the cheaper bid. They would be amazed why the bid was more for having to fix and sometimes redo the entire build. The people that would outbid us were illegals. They would all live in the same house and ride in the same car.
