  • Foundation repair?

Looks like my slab is needing work. Some bad cracks have appeared at my rental property and I need to see about getting estimates and understand what to look out for when hiring a contractor for this.

Anyone had it done and have any advice?

I realize people might crap on my suggestion but I used Olshan about 8-9 years ago for mine and haven't had any issues.

One thing I will recommend however is to verify you need foundation correction (and by how much) via a civil engineer first. Once they give you the recommendations in writing, pass them on to the contractor you hire. Don't just take the word of the foundation repair company guy who says Jose eyeballs it when leveling and calls it good.

If you need an engineer recommendation, let me know.

Whoever you use, get your own engineer report first. Then get bids based on that report.

Considered Olshan, but ended up using Brown due to their method.

I agree...independent engineers report first. Its $350 or so but may save you thousands on unneeded piers. Foundation companies sell piers...the more they sell the more they make. My buddy who is a realtor always recommended Burgess Engineering

Agree with everyone so far. Get an engineers report from someone who is not affiliated with a repair company. (ie. not making money from the repairs)
