We closed on our house on 12/12/12 and they were supposed to fix the sprinkler leak (not just a sprinkler head) all they did was turn off the main to the sprinkler system. It was dry when I checked it before closing and I turned on the main for just a couple minutes to check it all out. Today was the first time I've jacked with it to set it up and now I figure out its not fixed. It is a relatively slow leak it fills up a 1'x6" box in about 30 minutes. My question is do I have any leverage to have them come out and fix what they were supposed to (I have the document showing that it was one of the stipulations for the sale) or has to much time passed?

Your home warranty requires you provide access to the problem. You would have to dig up the leak or pay the plumber to. Might as well fix it your self and chock it up as one of those things.

Long story but raise hell, you have more leverage than you think, especially if the repairs were required by the lender. I'd go fucking nuts.Originally posted by racrguyWhat's your beef with NPR, because their listeners are typically more informed than others?Originally posted by racrguyVoting is a constitutional right, overthrowing the government isn't.
