Just about finished with my remodel

Bought the house next door to mine back in July and have slowly been remodeling it to rent it out. Since it is right next to mine and I wanted a higher quality of tenant I put some extra work into it to I could get a little more rent. 3 bedroom 1 bath completely gutted to the 1920 shiplap siding inside and out. Also installed 3 ton 15 seer heat pump. Inside is finished and after the bad weather clears up a patio will be poured and powerwash the overspray off the concrete beams.

Looks nice. That's exactly what my dining room looks like...

My neighbors across the street own 2 houses side-by-side and rent the smaller of the two. They've had a couple tenants over the last 5 years and it's always worked out really well. Their advice is to be very picky about who rents the place. If it sits vacant for a couple months, so be it.

I had some subs do what I didnt feel like doing. I sure didnt care to hang drywall or tape and bed.

We are in a real small town(250ppl) so rent isnt real high. I have it rented at $850 month $1000 deposit. No smoking. No pets.

I did the wood floor and had someone install carpet in the bedrooms.
