      who did you get approved through?

      we got pre-approved for WAY more than we could ACTUALLY get approved for...

      I would shop a few lenders unless you're confident in your numbers.

      we've been house shopping for months... would like to just be done with the shit

        Yes, unfortunately the recent changes did not get all the boneheads out of the industry.

            which is VERY easy to do with a shitty lender... I shopped a number of lenders until I found one that shot me straight and fed me REAL numbers.

            Our friends are closing on a house soon, and their payment is going to be a good deal higher than they had anticipated, but now they're emotionally attached to the house and are going through with it

                      Pretty confident in the lender numbers and what not. Judging by my wifes credit score of 750 and mine in the high 600's and our combined income being pretty high we should be ok. We are still house shopping and trying to find one after down payments and incentives we want to finance 210-220 which would put our payments low enough where we can still pay an extra few hundred every month straight to principle.

                            Be open to different options. I don't know what 15 year rates are at, but I re-fied, and went from a 30 year note to a 15 year note @ 3.75. My payment went up some, but I shaved off 12 1/2 years off of my note.

                              The best suggestion given to me was to keep the payment low enough that you could still pay it if one of you aren't working. This worked out well for us because my old lady is going back to school and has been begging to go to part time work. So we traded in her Lexus last night and put her ass in a Kia and we shouldn't have any real changes to our lifestyle.
