  • Whats the cost of building a custom home?

    wanting to build a house on an acre in benbrook. Built it on chief architect and cost shows to be 110k roughly with todays prices in materials. What are some additional costs involved in having a custom home built on land you own?

    Depending on finish out figure $100 a foot. It should be a little cheaper but that's what I would budget. Does it have city utilities? I had to spend $25k for power,well,septic.

      ya it has sewer and water from the city as well as power from oncor . That sounds really freaking high a 3000 sq ft house would cost 300k?

            ya I guess that was right looking for houses for sale in that neighborhood about 100 sq ft.

            Kinda worried about neighborhood though that 10 houses in whole neighborhood ( 4 streets basically max 40-50 houses) are for sale.

                  Just saw the $110k. That would be really impractical unless you contracted everything yourself, hired day laborers and found a 50% off sale on materials.

                  For reference, my brother in law spent $120k on 1800 sq ft living with him doing tile, wood flooring, paint himself and acting as GC, this was in 06. Your best bet may be cost +. But I would bet even then on 3,000 sq ft you'd be looking closer to $180k.

                    After talking with Vertnut (he is a builder) Im going off $75/ft with a decent sized 3 car garage. Prices can go much higher depending on your build. These days it seems like you can build for $100/ft including the lot.

                      Mine is 3000 sqft and using a builder we ended up around $85 ft. Not including utilities.

                          My parents are getting a house built right now. Not including the land, it's going to be right around $90 a sqft. That is including putting in the well/septic.

                          The builder is only charging 10% over his cost.

                              It's possible. You can build nice houses for cheap, but they just don't look like expensive houses.

                              A rectangle house with a basic roof is a lot cheaper to build then one with several corners, multiple step angles on the roof, etc. The more "basic" the house looks, the cheaper it is.

                              I was looking to build some nicer 3100-3200 sqft houses for around $70 a sqft not including the land. It was just a simple rectangle design, basically a long ranch house with a big wrap around porch.

                              Going to just brick in the front, to brick on 3 sides, to brick all the way around can add 20-30k on the price alone.
