Easy as hell I'd do it for 150 depending where u live . Most plumbers are lucky to find your house , much less do a better job than a informed homeowner .

Finding this out about a lot of trades unfortunately over the last 10 years.

Wish I could retire and just do everything myself.

Just did mine myself and ended up spending about $700 total. Sucks having propane as everything is more expensive.

I tell folks that all the time, and it falls (mostly) on deaf ears. Propane is NOT natural gas, and it's a helluva lot more expensive.

So the plumber just left. Turns out the third plumber did the trick. (Got quotes from two others before we found this guy). $725 all said and done and he even fixed a leaky faucet that just started dripping a couple days ago for free.

I really can't say enough good things about this guy. Really took pride in his work and the level of craftsmanship is very, very high. Extremely friendly, fast and by far the most affordable we found.

If you're in Tarrant or Johnson county, contact Chris Rendon at 6Sigma Plumbing. You won't regret it. 817-713-6369

Why did you pay over $700 for an appliance to heat "hot" water?. It would make sense to me if your water heater was broken.

On a serious note, I'm glad you found an honest and fair plumber........they can be hard to come by. I wish I saw this post sooner because one of my good friends is a certified master plumber who would have done the job for you, and he is a car guy.

That is a decent price. Make sure he got the permit from the city and scheduled a visit from the building inspector. Those are required in almost all towns.

Mine was a more but I bought a more expensive, high capacity, water heater. There were a ton of things out code that he fixed and the Denton building inspector was impressed with the quality of the work..

The water heater at my old house was only about $850 but again the plumber did a great job and the building inspector was happy with the job.

Hurst hit me with a fine that after I wadded it up went to warrant for changing my own hot water heater. If he didn't pull a permit make sure you don't leave the old tank sitting out on the curb. That is where I went wrong.
Fuck you. We're going to Costco.

You can do it yourself. You just need to get the permit and have it inspected afterwards.
