We moved from a 2200 sq/ft house to our 3000 with a pool and our bill is the same. I'm pretty sure the smaller house had an under spec AC.
We liked the area, Schools and location. It was the best house for The dollar was the best we could find. We will be doing the upgrades over the next few years.

i dont want a big house. 2000 sq ft is big enough. i like it cold and i dont wanna pay to cool half a house i never use
Thing is i think i will use . Want a guest room, a room for our one kid that we are going to have, home office , workout room
(im a bit of a health nut at times) and of course a bedroo m for us to sleep in . Want the wife wants her own separate office/computer room cause shes disorganized and im not . And i hear there are a few thing you can do to increase your energy efficiency . Dont know how well they work though . Id try them though
Cheap floors, counters, etc can all be changed out and personalized to what you want. It gets very expensive to upgrade air conditioning units, wall insulation, etc. The biggest thing I would look for a is quality framing, a/c, insulation package, etc.
I'm one of the few at my work that doesn't have a 3800sqft+ cookie cutter house.
I'm the odd ball that bought a 28 year old 2200sqft house on some acreage.

if you think you would go for it. im more of a 3/2/2 person. its gonna be hard to find a new home that way when im ready. they are all going 4 or 5 bdrm

livin the double-wide dream
We have been looking, and we went into one of those. it was 2800sqft, 2 story. One regular size outside ac unit. I cant imagine the place cooling off in this summer heat.
I have a 2250 sqft 2 story home with one unit. It has 3 different zones that are all climate controlled from their own thermostat. Valves open and close to cool the desired zone. Pretty neat. The house is also built with 2"x6" instead of 2x4 so that helps insulate also.
Ok how exactly does one go about checking the insulation ?
Only way i would know is take down some sheetrock and get a look in there lol

If it's within the city limits, and the house is fairly new (built since the '80's), the walls will be insulated. The attic insulation is easy to see. If it's older, it may have 6" or so up there. If so, for a few hundred bucks, you can get it upgraded to 14"-16" (R-38 or so). Caulk is your friend. Hit all the thresholds and around all the windows. Door gaskets are easily replaced, too, and can be huge culprits when it comes to air leakage.
So i found out a little more about the house . Its kind of funny . The realtor thats selling it told me the problem with the place is that the people who got evicted from it (i guess by the bank) still live on the property . In a double wide 50ft away from the house . LOL!
How much would that suck to see you big ass house that you had built, but got kicked out of.......... every day . I feel bad for laughing but thats kind of a funny situation . I dont think i would still live there .
Also you have to share a cleetche driveway with them . These two things are probly scaring people away
Looking at the place though, they are two things i think i could fix with a fence and a new driveway .
