  • Pay for kitchen remodel or DIY? Looking at a house.

    Ok we are working a deal on a house between Red Oak and Hachie. House has a lot of very nice features but needs a lot of small stuff. Problem is the kitchen looks like someone just threw it in. Who the fuck crams a lazy susan in the corner which makes the sink four inches off from the window. I have been watching a lot of videos online about cabinets and countertops but kinda want to bring in a pro. Hell I can do basic plumbing and not to bad with a saw so who knows. Anyone ever hang thier own cabinets? Install their own kitchen? I know I want to bring in a pro for the floors because F all that bending down and getting on my knees.

    Kitchen has apox 40-42 sq ft in counter tops and around 20 something linear feet of cabinets. I also want to rip up the ceramic that is in there and the breakfast nook and maybe do stained concrete or 18 in tile. The kitchen is 14 x 11 foot total wall to wall. Anyone had this done recently and have your final price in hand. I know a lot of things will make a difference but my wife is somewhat practical and is set against granite counter tops. We would also like to knock out some wall if its not load bearing and have a opening to the living room. She wants an arch and I want the whole top of the wall gone.

    Any guys on the site do this kind of stuff? I am big on keeping it in the family between my two major sites. Also trying to keep it reasonable. If the kitchen gets to out of hand on remodel then the brand new house I looked at may appear more reasonable. I might even look at some updates in the master bath.
    I am very picky about what I want. This house is in a very closed off neighbor hood, no HOA, about 1 acre, has a pool, has a fish pond, lots of double doors, nice ways off the street, and established with lots of trees. Drove my wife nuts that google earth knocked out three of her house choices. I have seen to many people build in a open area only to end up next to a trailer park. No offense to any one in a trailer, its the park thing that usually gets sketchy. This house we got them off 25k on so its at 125k and the brand new one the guy said 160k. Brand new house is no fence, no pool, no shed, no trees etc, south of Ovilla. Its a little bigger at 2100 sq ft but its just the wife and I. Plus I am a big fan of keeping everything on one salary. The new house would be streching that with out a pool.

    I am not oppossed to putting a cook top where the stove is right now and putting a oven/microwave in that corner where it looks like one should go. That is the wall also I want to knock out some.

    We like this but not with granite.

      I did my own cabinets. It sucked, but the results came out really good. I subbed out the granite and backsplash tile

        Man it looks fairly straight forward. Did you submit measurements to have them built of just buy them out of the store? My biggest problem with this ones kitchen is all the ends are gone, and then you cant see it but the whole under counter end is missing between the dish washer and fridge. Well and the sink not being squared up.

        Also any places that have good deals on kitchen stuff you guys may know would be great. I think the Home Depot sale will be over before I am ready to make the mother of all purchases. I am trying to be frugal since this will delay my shop at the end of the driveway.

          I went cheap as this isn't our "forever house"

          I just went with the unfinished "in stock" cabinets at Home Depot. They go on sale multiple times a year and they'll let you return them pretty much no questions asked.

          as far as appliances? we bought ours at Home Depot during a pretty killer sale. Shopped for a while and it just worked out well

            Yeah that damn 20 percent off sale is right now and the deal on appliances is good now also but we are set to close on the 20th.

                  sounds like your gonna be in my neck of the woods I am between Red oak and Hachie. Are you looking for someone to do everything for you or are you a DIY guy ?

                    I'm not going to comment on the cost of that kitchen. I personally don't want to guesstimate it without FULLY understanding the materials you want and what is there.

                    However, I will say the features that property has are things to really can't add later on another home. Pools run 20-45K (Assumed in-ground though) or so, can't make trees grow over night and adding a pond is not the easiest thing to do in an established neighborhood.

                    If you can determine if that kitchen can be fixed to your liking (most importantly layout with existing floorplan), run with that home if you like everything else.

                    The part where I'd get iffy on a kitchen remodel is anything to do with gas and/or electrical. However, if you're just more or less making it all look better and not relocating a bunch of stuff or tearing down walls - it's well within your means to do. Any project I take on, I just take my time. If it takes 2 weeks, it takes 2 weeks. If it takes 6 months..so be it. (I get worried when the wife starts talking divorce if I don't finish up soon)

                    Just take whatever cost estimate you have, add 25% (Usually I go over on misc materials I did not consider and buying tools to do the job) and whatever time estimate you have and add 100% and you'll probably have a good idea of what is going to happen.

                      Jason, Subing it out can be nice because they know some tricks and the ins and outs to getting it to work and look right. That said, finding out halfway throught that the one you hired wwas a crackhead that didnt know what they were doing is not cool. Back when I was in Fire resto/remodeling, we fixed a few bad deals that went that way.

                      I dont know you or your abilities, but from what I can gather you seem to have a head on your shoulders. Hanging the cabinets isnt incredibly hard, and with the planning services available at the depot/lowes, or even Ikea, you can put together what is supplied withought too much headache. Ive done tile and counter tops, and I will most likely sub those two out when we do our remodel.

                        I got another coupon from angies list today for half off so I joined them. Nate is negotiating the final repairs today and we should be a go. I really do not plan on moving anything. Sink stays just lined up, a arch cut over the stove into the living room with small ledge/bar thingy, and we decided on a really nice regular stove/oven. Way cheaper then the damn cooktop and seperate oven/ micro combo.

                        At this point I may have someone come in and just finsh out what we got and start buying appliances one at a time. I am big on cash vs credit but the move in is cutting into my funds. It has a gas water heater from I think the freakin 80's.Still looks good though. LOL May be the time for a tankless since it is gas.

                          This garage conversion will be first thing going back. Not gonna lie though double doors from the garage to the pool and AC is not really a bad thing. Lots of room at the end of the driveway for a shop and drive in to back. Just needs a whole lot of little stuff. HAs a lot of nice water features I have to figure out. All are filtered and in the ground. One big fountain in the front and the pond with waterfall in the back.

                              Sounds like just refinishing is what you're wanting to do and that well within your realm. Depending on priority though, there is a ton of work when moving into a new place and just from the pictures alone I see a bunch of little crap that eats weekends like pac man from Atari.
