This usually means it's priced a little too cheap. I wouldn't give it away. Don't know the price range, but it looks like that's the size (and price) everyone is wanting.

I bought the house for 140K and the taxes are about 120K. The comps in our area put it at about $135K and that is what we asked for. It is looking like that's what we will get...
One offer was shot down because they want our Fridge, the kitchen island, and the washer and dryer. The Fridge retails for $3000 (I got it for $1500) and is less than a year old. The washer and dryer are also new and cost me about $1500.. Fuck giving that away...
Two of the offers are for cash. One wants the fridge and island. The other just wants the island, which we don't need for the new house.
And we're done. We got asking price for our home minus $4000 closing costs. At the end of the day I break even. I'm not making anything and I'm not out one damn dime. All I have to worry about is closing on the new house and moving.

Considering this economy, you did great. For the last year, I've been saying it's the time to make a move IF it's feasible. With housing cheap and rates the lowest in history, you can't go wrong.

That's what I just priced my house at and the realtor seems to think I'll have it under contract within 2 weeks, same as you. Not looking to make money, just break even.
Apparently 135k is the happy zone for 2000-2400sqft houses. If the house cost that much and is in a decent area they sell like hot cakes.

No joke, the new house I just bought was 230k. With the low interest rate, and just a 3% down payment, my monthly payments including insurance and taxes are only $1600 a month. That is insane to me.
Just right now I'm floating 2 house payments, so damnit!

Agreed. We're getting a great deal on our new home. Breaking even on this home means I can afford to hire movers and save my back.

I have a recommendation for a mover if you're interested. He's a owner/operator, good dude and has moved myself and a few friends. Let me know - I'll buy you a case of beer if he does not do a good job for ya.
Congrats on the house sale. I had mine listed over a year and then BAM some woman wanted it, was not going to let it go and there was very little negotiating.
It's a great time to buy. My house that I bought was way under-valued. Hoping over the next 15 years housing prices recover - but who knows in this day and age.
