Water started coming through the ceiling and dripping downstairs....Flange on the upstairs toilet was rotted out. Ceiling section and upstairs subfloor need to be replaced now. Pretty sure American Home Shield hates us and is gonna end up dropping us this year

Damn. Sorry to hear. AHS was good to us, so I wouldn't worry much. What's really going to piss u off is when you get a call from your ins. informing u that u need to pay $150-200 for a mold remediation inspector to sign off that you have no evidence of mold. This or they won't renew. I have the names of the guys that repaired and abated my kitcheb sub floor, if needed.

And I don't miss apt. life. It was miserable for us.

Just FYI AHS is a Residential Service Contract (Home Warranty), not insurance. Not correcting you to be a dick, just don't want you thinking you are getting insurance from them. You would still want/need homeowners insurance from a true insurer. Never had a contract with them so I won't say anything about that part.

I don't miss apartment living in any way. Hearing others argue, smelling godawful food being made. Parking outside, no garage, couldn't work on cars.

Mine came with the house and usually I cancel them and take the money. This time I did not and ended up with new garbage disposal, gas water heater, and my AC repaired. They have been fairly quick also. F-ing AC just happened to go out on Saturday of a holiday weekend and that kind of sucked.

I liked my apartment and don't miss it at ALL. I've had good luck with AHS through the years. I'd say I've about broken even on the cost of having them vs repairs, but if something major lets loose, my ass will be covered.

Hell I do. Cheap, no maintenance., and was more than enough room for what I wanted.

Nice quiet neighborhood, no democrats, no trailers, our 3/4 acre lot is the smallest and our house is the smallest. And it's block and beam foundation, so I can actually work on the thing... only 3 more years left at $250/mo mortgage!

Your right, its warranty. The.service sound like a solid deal. Might end up going with it
. Dont have a report on the house we are looking at that is saying the a/c units have been replace. which the AHS could come in handy.

I bought a $115k house in Irving. I should have moved close to lake Tewokani or something and bought a cheap ass place there..... and a fishin boat.

I'm prolly gonna rent this one out and do just that in a year or two.

My house is block and beam as well. I wouldn't have it any other way. One of my neighbors just spent 20k on foundation issues. F that- all I need is my bottle jack and some shims

I live near Tawakoni and love it. You just have to be choosy about the area. Lots of lake trash but that's to be expected. Land is cheap out this way, too.
