the place looks like a fucking dump right now. I'm working on building a shop, moving, and just life in general. The yard looks like weedy hell, and the house is seriously small as fuck. But I'm about to own all of it outright, so fuck it. I'll take owning a dump while stacking cheese vs. owing 10-30yrs of my life on a nicer house

I need to start keeping a record book of all the ideas that come up so when it's time to build, I get everything covered....
I like the idea of moving the house back for a larger driveway.
A fireplace that is open so it can at least heat both sides.
I'd also make sure the HVAC has a air return in every room. Our current house is practically dust free on one side and the other side gets dusty as hell due to the air return being on one side. If it's a single story with a large footprint, I'd break it up into two smaller units instead of one.
3 car garage, with utility sink and ample outlets.
I hate skylights...too noisy when it rains
I second the no formal living/dining room..we had one in our last house and it's a waste.

for me i would fork over the money on
1. windows , preferrably burris, they are locally built here in carrolton
2. Foam insulation, no need to spend the money on close cell just use open cell
3. Make sure stud spacing is 16 inches on center not 24
4. quality cabinets, the cheap ones look like shit and fall apart to soon
5. And i would not use tyvek no matter what.... i would use felt paper for exterior wrapfirst class white trash

i've never built so i can only comment on what i looked for when we bought our home.
deep three car garage w/240v outlets
no formal living/dining room, just a huge living room
not split up into a bunch of small useless rooms, we are right at 3k sq/ft but only 3 bedrooms
no carpet
irrigation system is pretty much required if you have a decent sized yard (even if you don't really)
most important of all though is your neighborhood, this is far more important then any additions as this can't be upgraded or changed later on!

4) covered parking
5) big ass, mature shade trees
6) stone floors
7) a shit load of sound deadener so my house is quiet at all times
8) a shitter over a big ass hole in the ground with glass floors and illumination.
