  • New house build

    In December my brother and I bought 11 acres by Lake Ray Roberts and I have started on my house. Nothing baller status but we are getting a media room that we really wanted. House is a 4/3/2 and a 30x40 shop with 10x40 awning.

      Plumbers could not read a tape measure and had 3 stubs off 21".




      Builder said not a big deal. We will just jack hammer up your new slab and cut a high tension cable while we are at it! We showed up yesterday and they were fixing to fill the hole with concrete without a new cable.

        If you have a "builder" that uses a plumber that inept, and then calls it "no big deal", I'd watch him like a hawk. 2" is no big deal...21" is a big deal. What city are you building in?

          If I were a betting man, I'd bet they're outside the city limits, from the looks of it.

            I was thinking "no inspections". If all the subs are of that caliber, I'd pitch a tent out there.

              Denton county. They did a pre pour inspection but only looked at the cables.
              Vertnut, what can you tell me about soffit vents? They did all 6" soffits except for 12" on a 50' stretch on the back that has 12 16x8 vents and 7 roof top caps. 2950 living and 3850 under roof.

                I imagine the engineer did the pre-pour inspection, not a municipality. He's just checking to make sure the concrete sub used the cables that he recommended. How long before they tensioned the cables and trimmed the ends?
                You should be "OK" on the vents. I now use a product for soffits that has vents cut into the actual material. Try to watch this guy if you can. With no inspection process, there's a ton of shortcuts he can take, especially when it comes to electricity, plumbing, and insulation. Unfortunately, all those things are covered up with sheetrock. For example, be sure you have a big enough service at the house to handle all you need. I use 2 200 amp panels (400 amp service) and had 0 complaints. You may need 2 water heaters in a house that size, too. You're welcome to PM me if you have any questions during the process.

                  Dads guys will be wiring it. Tomorrow I hope I can work something out with the builder to get better subs on the job. Their have been numerous other mess ups in plumbing, forms and framing that had to be redone. The cables we tightened the 19th and slab was poured on the 9th

                    It's great that your dad is involved, and is your electrician. Big plus! Really, once you sheetrock it, it's mainly cosmetic things, which are easy to see and correct. Are you batting the walls, or blowing them in? Regardless, be sure they poly-foam any and all voids and around the windows. If you have vinyl windows, they should use a less expansive product so the pressure doesn't knock the windows out of whack.

                        Looks like it's going better for you! The rest is really cosmetic, so just keep an eye out for flaws. They're much easier to correct sooner than later, especially tape/bedding issues.
