I had my rental house cleaned by a restoration company. The tenants never changed the filter and started a fire in the fireplace with the flue closed so all the ducts had soot damage.
I think it cost me right around $200 but they also cleaned the AC coil.

Dude I am about to have my rental done for the same reason.. well that and the fact I had plumbing / foundation work done and they ran the A/C until it caked the coils and froze up.

Shit was nasty, soot everywhere. bastards! I picked up a Groupon for mine. $35 after the $10 gift they had given me. I will damn sure be there watching them too.
