What's the average leak warranty on a new roof?

  • What's the average leak warranty on a new roof?

    Will be getting a new roof and looking over the estimate from the company we plan to go with says 5 year warranty on leaks. Is that normal, seems on a 30 year roof it would be a little longer.

      5 years is damn good. A lot of things can happen in 5 years, especially weather related. A true "leak" will typically be found after a full year of seasons. I wouldn't warranty a roof against leaks for 5 years. Maybe that's why I'm not a roofer?

      BTW, a leak may have nothing at all to do with the shingles, and usually doesn't.

          5 years is good if it is a reputable company. If it's 5 years with Jimbob's Roofs-R-Us that's only been in business 6 months then I would stay away.

            2-5, depending on the company. Mine is 5. On workmanship. If wind rips shingles off, that's not workmanship. If a boot leaks, it is. And as said above those issues will be found during the first year.

                In my 15 years of dealing with roofs, about the only time you will see a 'shingle related' leak is when they are installed on a flat roof or roof with insufficient slope to have shingles installed. By this if the slope is not AT LEAST a 2/12 it should have a rolled or base/cap install, as the water can literally go underneath, then up and over the underlying shingle. Most leaks are going to be a nail hole, flashing, or boot/vent install issue. It's amazing to me how often I see them installed with insufficient overlap. Hell, I've even found leaded boot jacks installed with no pipe inside, just an open hole to the interior!

                Edit: Also, get them to install leaded boot jacks. The PVC ones tend to crack out inside of ten years, resulting in leaks. The leaded do tend to get eaten by squirrels though, so if you have a lot of those little guys running around you may want to keep an eye on the edge around the top of the pipe. And if they try to charge you more for them, tell them to get bent, as the cost difference is only about $5 per...

                  That's I think the biggest reason I haven't pulled the trigger yet. Our roof has to be less the 10-15yrs old and doesn't leak and had new plywood layed last time from what I can tell. Just don't want it to be all swiss cheesey.
                  Although they didn't vent the dryer, so it just blows in the attic.
                  It's a good ways from the back of the dryer to the roof, so if I do have them vent it out of the roof, I honestly don't know if the dryer would push it out? And to go out the side of the house it would have to go through a couple of walls.

                  Ok, we have the lead over the pvc now and yes the squirrels love them.

                    Hard to say on the dryer without actually seeing it. In theory no lint will be getting blown through the tube so it wouldn't matter how long the tube is. In practice people don't clean their trap often enough which is the only way that it would become an issue.

                    Too bad you've already made your mind up on that roofing company. I could have probably worked you a better deal...

                      I can send you the estimate I was given from the ins. and the co. and if you want to come by and we can go over things I am open?
                      I thought it was going to be done the Tues before last, but still hasn't been done. My mind was made up, but the misunderstanding and communication is kind of off.
                      Last interaction I had with him was Dec. 16 the week that it rained all week. I texted him and last text was "let's shoot for Tues." and haven't heard from him since.

                      Edit: Going to see if the other co. wants to do the roof. Maybe since it was Christmas and all he forgot or something.
